What you’ll do

Workplace Services develops and operates effective and engaging work environments for our Associates, vendors, neighbors, and visitors.  In this role you will be responsible for managing all occupancy planning, data analytics and assisting the Workplace Services team with headcount and seat demand planning across the TJX US Home Office and Buying Office portfolio. This includes maintaining space data for all buildings, developing utilization analysis and recommendations for business and department leadership, space designers, and project managers to support decision making. Develop block and stacks for all businesses across our buildings.

 

  • Manage seat and space capacity; build capacity models to help manage the supply and demand for seats and sample space in all facilities.
  • Integrate headcount forecast data from Finance and business leaders into capacity models to identify short-fall and surplus within the space to deliver gap analysis by building and by business.
  • Support the move, add, change process; develop options that satisfy business requirements for review and approval demonstrating tradeoffs of each option.
  • When required, work with space planners and project managers on people migration and swing plans to help minimize business disruption and accommodate construction phasing plans for all buildings.
  • Conduct observation and space audits to determine seat utilization.
  • Partner with the Manager of Technology to develop a technology roadmap to identify key technology and platforms needed to enable effective occupancy planning.
  • Build and maintain stack plans of all buildings and spaces to show business unit adjacencies and location within the buildings with number of seats occupied and vacant.
  • Manage relationships and interface with business leaders, project managers, contractors and colleagues on a variety of projects.
  • Report space status regularly to department leadership and corporate Finance as required.
  • Build scenario based strategic occupancy plans for TJX US sites.

 

Minimum Qualifications

  • Experience in building capacity models and strategic occupancy plans for global businesses.
  • 8-10 years of experience in capacity planning and in building analytical models to forecast outcomes and gaps.
  • Experience in leading teams and building consistency across functions.
  • Good communication and people skills. Ability to work in a fast paced, team environment.
  • Experience with CAD or other IWMS applications (FM:Systems preferred) for integrating all aspects of space management data.
  • Ability to multitask and take on multiple space requests for existing and new space.
  • Excellent organization skills.
  • Self-starter with a creative approach to problem-solving that lays out multiple options and scenarios highlighting tradeoffs and impact to the business.
  • A high level of attention to detail with the ability to summarize in a simple way to get buy-in and approvals for space plans.
  • The ability to work under pressure and meet tight deadlines.
  • Good negotiation, consulting and influencing skills.

 

This position has a starting salary range of $90,200 to $115,200 per year.

Actual starting pay is determined by a number of factors including relevant skills, qualifications and experience.

This position is eligible for an annual incentive as well as long-term incentives.
